Redefining Spaces, Enhancing Communities

E5 began with a simple idea rooted in numerology -  E, the fifth in the alphabet, paired with the number 5 itself. From a name to a group with a clear purpose: 5 divisions planned, creating meaningful change across communities, quality homes, commercial spaces, social impact projects, minerals and funding with supportive partnerships.

 

Returning to the UK, the E5 ambition to leave a positive mark on local areas. That early focus was on thoughtful housebuilding becoming the foundation for E5 Living - now one of the group’s most recognised divisions, winning best house in the world at the International property awards in London in February 2023.

Over time, E5 evolved naturally into new areas. With experience rooted in commercial practice, the group expanded into commercial development, opening the door to a broader mix of projects and opportunities.

A long-standing minerals and regeneration project in South Wales followed, a 25-year legacy venture that continues to progress through the local plan. This project reflects E5’s commitment to long-term thinking, placemaking, and meaningful economic value for future generations.

Reimagining Social Care

A major pillar of the E5 journey is its work within social care. Motivated by a belief in giving back to communities, the group began exploring how the private sector could genuinely support a public system that has long struggled with funding, facilities, and outdated delivery models.

Aimed purely at the public sector this Social infrastructure fund has led to the development of a new, more sustainable approach to social care provisions. One that uses central government funds more effectively and brings better fit for purpose whole of life, modern facilities to the communities that need them most.

Dudley Council will act as the pilot project, with the aim to create a dedicated Social Infrastructure Fund, capable of delivering high-quality facilities across children’s services, adult care, higher dependency needs and more.

This work is ongoing, ambitious and deeply aligned with E5’s purpose of adding long-term social value across the UK.

Backing People With Vision

More recently, E5 has been developing plans for a funding arm to support people and organisations with strong ideas and solid experience. This division will provide short-term finance and hands-on development support. The aim is to give ambitious individuals the chance to deliver projects that matter, without relying on expensive lending or restrictive partnership models.

A fellow of the Royal Institution of Chartered Surveyors (FRICS) and a trusted expert for over 30 years within the real estate sector, Kevin is the visionary businessman behind the E5 Group of companies.

From starting a general practice providing valuation services to institutions as well as landlord and tenant advice in 1989, Kevin went on to become an advisor on prestigious bank valuation panels in the UK, including Barclays Bank, Lloyds, Royal Bank of Scotland, Santander, and HSBC, amongst others.

In 1997 he started building portfolios for investment funds. Eventually in 2012 he sold the Lear Group, his own commercial property business which totalled nearly 280,000 square metres of commercial property space, to VBR investments and then ultimately Goldman Sachs.

Within three weeks of the sale, Kevin had suffered what was thought to be a near-fatal stroke while at the wheel of his car, the resulting accident leaving him in a medically-induced coma for a month.

In 2012 he set up E5 Holding in Switzerland which now has 3 divisions: E5 Living, E5 Care and E5 Minerals. Also in the pipeline, two further divisions are currently being considered: E5 Workplace and E5 Capital.

It is no exaggeration to say that this near-death experience and long battle to recovery are the forces behind Kevin’s drive and ambition to create something worthwhile, and deliver long-term value for the E5 Group, its customers, investors and public sector stakeholders.
